Ringvej 27 in Kirkebjerg in Brøndby in a deal amounting to more than DKK 1 billion, making it one of the biggest real property transactions in Denmark in 2020. Robert Feldt, Investment Director in CapMan Real Estate, says:

“The 37,440 m2 are beginning to take really good shape, and we’ve held the traditional topping-out ceremony. Kobber Engen consists of a total of 463 homes in four housing blocks, with many green areas and a multi-storey car park for 390 cars. The flats, which will all have a balcony or terrace, range in size from 1-5 rooms of 60-112 m2. With CASA, we quickly agreed that the project was to be built in DGNB Gold standard, as sustainability is today a necessity for long-term investments.”

“We’re already really pleased with our cooperation with CASA, and we’re now very satisfied to have entered into an agreement with EDC Project Poul Erik Bech that they will handle the many lettings. For one thing, they’ve been part of the whole journey, and they have great experience with large rental projects. We’ve had good cooperation with them before in Aarhus, and they came up with a highly professional rental concept, which made our choice of estate agent for the lettings assignment relatively easy.”

The coming residents can move into the flats in spring 2022, when the first part is taken into use, while the final part of the construction project will be handed over in early 2023, which means that about 18 months remain of the overall building process.
Sustainable homes

Torben Modvig, CEO of CASA, says the following about the large housing project: “It’s a super attractive project with nearly 500 rental homes of high quality, in good sizes and at a reasonable rent. It’s also a good municipality and close to Glostrup Station and the coming light rail system, which will open in 2025. We’re very pleased with the project and our cooperation with CapMan Real Estate and EDC Poul Erik Bech.”

Sustainable homes

Torben Modvig, CEO of CASA, says the following about the large housing project: “It’s a super attractive project with nearly 500 rental homes of high quality, in good sizes and at a reasonable rent. We’re very pleased with the project and our cooperation with CapMan Real Estate and EDC Poul Erik Bech.”

He says the following about CASA’s sustainable profile:
“We have a target that minimum 95 per cent of our buildings must be sustainability certified by 2023. The sustainable homes in Brøndby are built according to the DGNB Gold standards to increase their green footprint, minimise service life costs and improve indoor climate. We also have full focus on ensuring high-quality buildings and full user satisfaction for the coming residents. Building sustainably isn’t much more expensive for us. The most important thing is to make the decision up front, so that we can make the right sustainability choices along the way. Today, you could almost say that building in any other way than sustainably is a bad investment in the long term, and sustainability is becoming increasingly important to investors.”

Long exciting journey

10 years ago, EDC Poul Erik Bech was hired by Saint-Go-bain to handle the development work for the area in Brøndby. At the time, the focus was mainly on office buildings, but the market subsequently changed, and, six years ago, EDC was given the assignment of changing the project to a rental home project with flats offered in a sensible price range.

“It’s obviously satisfactory that we’ve managed to conclude such a comprehensive project over so many years. We’re extremely pleased that we’ve now also been entrusted with the assignment of letting the many homes. It’s highly satisfying to be part of such an extensive project all the way through from start to finish,” says Kenneth Nielsen, Project Director in EDC Project Poul Erik Bech, and continues:

“We’ve been very pleased with our cooperation with all parties from the owner of the plot, Saint-Gobain, to cooperation with the municipality on the development of the area, the sale of the plot to CASA, and now the ring has come full circle with CapMan Real Estate’s choice of us to handle the letting. We’re looking forward to starting the work on letting these homes.”

Facts

• Scope: 37,440 m2, 463 homes + multi-storey car park for 390 cars
• Construction period: 11/2020-1/2023
• Developer: CapMan Real Estate
• Architect: Arkitema.
