The upcoming business area has a total size of approximately 27.5 hectares and will function as a commercial district for companies. Johnny R\u00f8n, managing director of the contractor Erling Jensen and investor of Vejle Syd, says:<\/p>\n

\u201cWhen the two farmers, who owned the area of 27.5 hectares, decided to sell, I chose to invest in the project as I had already contributed to the preparation of the zoning and local planning, and wanted to follow the project through to completion. Together with the three other investors, I took over the plot on July 1st<\/sup>, 2021, where we have started to prepare to build. The plan for the area is preliminary, and nothing has been built yet, as the final project description will be prepared in collaboration with the future office or logistics companies so they can influence the project.\u201d<\/p>\n

\u201cWe have high hopes for the project, and we are certain that it will become a great area for future businesses to call their home. The central location in the heart of Denmark makes it easily accessible for clients, employees, guests, etc. to reach within a relatively short span of time. The unique thing about this area is, that the project can accommodate the new big super-trucks which is unusual elsewhere. Additionally, it is possible to construct 8 m3<\/sup> per m2<\/sup> which allows for more volume to the benefit of companies using the property as storage or logistics and allows for more flexibility in the use of the property.\u201d<\/p>\n

Interesting investment in a unique area
\n<\/strong><\/h3>\n

The preliminary plan is for four logistics or production properties and one to four office properties. Furthermore, the area will also be used for service functions such as gas stations or restaurants. Arne Kristensen, partner at EDC Poul Erik Bech Vejle<\/a>, who has been tasked with finding the logistics and office tenants, and with the sale of the development opportunity, says:<\/p>\n

\u201cThe location in Vejle Syd (South) is ideal, as it is the very center of Denmark. There are great parking facilities, large outdoor areas, easy access, and a fa\u00e7ade towards highway E45 which makes the plots very suitable for logistics and office properties. 75,000 cars pass by daily, providing exposure to the future companies. The municipality of Vejle is developing rapidly with great focus on local business. The municipality works to improve the opportunities of local business by offering recruitment specialists and network groups, so Vejle is a very attractive city for companies to operate from.\u201d<\/p>\n

Large project that can attract international investors
\n<\/strong><\/h3>\n

One of the plots in Vejle Syd has already been sold, and the remaining plots are still for sale. Helle Nielsen Ziersen, partner and head of EDC International Poul Erik Bech<\/a>, says:<\/p>\n

\u201cVejle Syd is an interesting investment as there are many facets involved, which all converge to a prime opportunity \u2013 from the plot, over the location and construction options to the architectural values. The project is really thought through, and it has been taken into consideration that future investors get the chance to influence the project and participate in the development of the area. This makes it a very attractive investment to investors who wish to involve themselves in the development of the area.\u201d<\/p>\n

\u201cSuch a large project will be interesting to both Danish and international investors. We see a surge of international investors who invest actively in Danish projects, among other things due to Danish legislation, workplace culture and construction regulations. We have a dedicated international desk at EDC Poul Erik Bech, where we work closely with one of the world\u2019s largest real estate companies, Jones Lang LaSalle (JLL), and can access their strong network of international investors.
