Now the time has come for others to benefit from the building. The process is managed by Marcin \u017burowski, Logistics Real Estate and Legal Manager for H&amp;M Europe, who says:<\/p>\n<p>\u201cAfter many years of operating in this warehouse and distribution center, we are pleased that the time has come for someone else to benefit from this modern, well\u2011maintained facility, located in an excellent area with strong infrastructure. We have entered into a brokerage agreement with EDC International Poul Erik Bech to help find a tenant for the property. For the sake of good order, it should also be mentioned that we are open to a possible sale of the property either now or in the future, once a longer lease has been signed.&#8221;<\/p>\n<p><strong>Larger professional users<\/strong><br \/>\nHelle Nielsen Ziersen,<a href=\"https:\/\/www.poulerikbech.dk\/en\/international\/\" target=\"_blank\" rel=\"noopener\"> Head of EDC International Poul Erik Bech<\/a>, says: &#8220;We look forward to helping H&amp;M find a tenant for this well-designed and well-sized industrial property, which is located in one of Denmark&#8217;s best warehouse, logistics and transport areas. There is quick access to the motorway and efficient distribution to Greater Copenhagen, Zealand and further on to Funen and Jutland, ensuring optimal transport for national and international transport. Copenhagen Airport is half an hour away and the bridge to Sweden is close by and extremely efficient.&#8221;<\/p>\n<p>&#8220;At the same time, the upcoming Fehmarn Belt connection to Germany will significantly strengthen the infrastructure and reduce transport time between Denmark and northern Germany, which will increase the long-term logistical value. H&amp;M has used the property for storage and distribution for many years, which is a testament to the property&#8217;s functionality and capacity for larger, professional users. The warehouse area itself is 16,689 m\u00b2 and the administration and office area is 2,004 m\u00b2 spread over three floors. The property has a high ceiling height of approx. 9.5 m, solid and modern concrete structures, and large, contiguous storage areas that support efficient goods flow with flexible layout options to accommodate the tenant&#8217;s processes and requirements.\u201d<\/p>\n<p>\u201cThere are also 12 loading bays with airlocks, which ensure efficient goods handling, and a large outdoor area with good maneuvering and parking conditions for lorries and vans, as well as good driver facilities. Within the current local plan, it is also possible to expand the storage capacity if necessary. The property is available for rent, but as mentioned, it is also possible to purchase the property.
