With Zealand University Hospital in K\u00f8ge, the extension of the K\u00f8ge Bugt Motorway and K\u00f8ge Nord Station offering direct access to Copenhagen \u2013 as well as good connections to the rest of the country and abroad \u2013 there is a positive atmosphere in the municipality. Project Manager at K\u00f8ge Municipality, Johan Leo, says:<\/p>\n<p>\u201cWe are in a good position in K\u00f8ge Municipality, where the town is growing significantly and we have the highest job growth on Zealand. Many companies are choosing to locate here, and the business community is attracting employees from across the region; the strategic investments in a strong infrastructure are really starting to pay off. At the same time, we will also benefit in the long term from the Fehmarn Belt link to Germany. We are therefore ready with a new initiative to future-proof development in the municipality and are offering large, ready-to-build commercial sites totalling 52,000 <sup>m\u00b2<\/sup>near K\u00f8ge Nord Station. We envisage several possible scenarios for this major project, with many opportunities for one or more prospective buyers.\u201d<\/p>\n<p>\u201cThe council is keen to engage in constructive dialogue with potential buyers and will be open to accommodating the wishes of prospective buyers. Our top priority is to build a high-quality hotel, ideally with a well-functioning conference centre that can attract more events to the town. At the same time, offices are an obvious fit given the prime location right by the station, and businesses could, for example, make use of the canteen in the conference centre. Furthermore, we will also be open to retail shops, a supermarket and caf\u00e9s, and we will not rule out a well-thought-out residential project. The possibilities are therefore many, and we invite interested parties in the municipality to engage in dialogue about the site\u2019s potential and the next steps in K\u00f8ge\u2019s development.\u201d<\/p>\n<p><strong>Mixed-use commercial development ready for the future<\/strong><br \/>\nThe areas around K\u00f8ge Nord Station can be planned for mixed-use commercial development, where businesses can combine production, research, development, laboratories and administration in a single location. At the same time, the municipality is working purposefully to retain the industries that are already strongly represented in K\u00f8ge. Mikkel Emil Valeur, Partner, EDC Erhverv Poul Erik Bech Roskilde, says:<\/p>\n<p>\u201cThe area is a key hub at the gateway to the capital and a central part of the municipality\u2019s business development strategy. The site is ideally suited for offices, professional services and hotel and conference facilities, but there is particular potential for manufacturing companies, including food production, life sciences, energy and climate solutions, seeking to establish themselves in an urban, visible and sustainable setting with access to a highly skilled workforce.\u201d<\/p>\n<p>John Borrisholt, Director and Partner at EDC Erhverv Poul Erik Bech Roskilde, adds: \u201cThe area is planned to accommodate up to 52,000 m\u00b2 of floor space in buildings of varying heights up to 30 metres, with a maximum of eight storeys. With good infrastructure, including a station and motorway, and improved market conditions for hotels and conference centres driven by growing tourism, this is also a solution that the municipality has high on its wish list . However, the framework is fairly open, and it will be very exciting to see what good ideas potential buyers come up with for developing the area.\u201d<\/p>\n<p>The tender process will be conducted as three separate tenders within the same plot of land, where K\u00f8ge Municipality wishes to see the area developed.
