When the largest property deals are announced, it is often transactions worth several hundred million or billion Danish kroner that grab the headlines. But behind the big headlines lies a market that rarely receives the same attention, even though activity is high: in 2025 it accounted for more than 25 % of the market, and in the first eight months of 2026 it accounted for 29% of the market: Mid-cap properties \u2013 investment properties in the DKK 10\u2013100 million price range.<\/p>\n
The latest figures from Erhvervsm\u00e6glernes Branchedata show that residential property accounted for two-thirds of the total transaction volume in 2026, underlining investors\u2019 continued interest in residential rental properties.<\/p>\n
At the Capital Markets department of EDC Erhverv Poul Erik Bech Copenhagen<\/a>, the mid-cap segment has been a particular area of focus for many years. From 2024 to the present, the department has facilitated more than 70 transactions involving residential rental properties in Copenhagen in the price range of DKK 10\u2013100 million. At the same time, the firm is involved in around one in three mid-cap residential rental properties listed in Copenhagen on Ejendomstorvet.dk, in addition to numerous off-market transactions, including major deals valued at more than DKK 100 million.<\/p>\n Michael Thodsen, partner in the Capital Markets department at EDC Erhverv Poul Erik Bech Copenhagen, says: \u201cThe mid-cap property market is characterised by strong activity and a broad range of investors. Some are looking for properties with the potential to create value through development or modernisation, whilst others are seeking fully developed properties with stable rental income and a long-term return.\u201d<\/p>\n \u201cResidential rental properties have historically been an attractive investment asset, and this remains the case. Many investors view residential property as a resilient alternative to other forms of investment, whilst there is often the opportunity to create further value through active development of the property. We therefore continue to see a strong and broad range of buyers in the mid-cap segment.\u201d<\/p>\n Although prices appear to have stabilised, Michael Thodsen expects activity to continue: \u201cWe expect activity to continue for many years to come. Demand will remain strong in Copenhagen, as people obviously need somewhere to live. This is not a market that stands still. Demand for well-located residential rental properties remains strong, and when the right mid-cap properties come to market, we continue to see strong interest from private investors, property companies and professional asset managers.\u201d<\/p>\n Earlier this year, Engel & V\u00f6lkers Denmark became part of EDC Erhverv Poul Erik Bech.
