First Camp puts one of Denmark’s largest campsites in North Jutland up for sale

The Swedish camping group First Camp is selling one of its Danish campsites for the first time. Klim Strand Camping, located by Jammerbugten in North Jutland, is one of Denmark’s largest campsites, with 580 pitches, a water park, a wellness centre, an indoor play area, a restaurant, cabins and a wide range of sports facilities. EDC Erhverv Poul Erik Bech is handling the sale and expects that the well-run campsite, which is on the market for DKK 17.5 million, will attract interest from both Danish and foreign buyers.

As part of a wider group strategy, First Camp, which owns more than 70 campsites across six countries, has decided to sell one of its 17 Danish campsites. Ola Bååth, CIO at First Camp, says:

“We have decided to put Klim Strand Camping in North Jutland up for sale as we are continuously developing our portfolio of destinations and assessing where we can best prioritise our investments and drive long-term growth. It is a well-run destination with a loyal customer base, a wide range of services and an attractive location, but as a pan-European operator, we run the business differently from, for example, an independent operator when it comes to staffing and the centralisation or decentralisation of responsibility. We therefore also believe that there are other owners who would be better placed to unlock the destination’s full potential. Until the right buyer is found, we will of course continue to operate the site, and our guests will not notice any changes. They can continue to book and visit Klim Strand Camping 365 days a year.”

Great value for money

With 580 pitches, a site area of approximately 265,000 m² and buildings totalling just under 7,000 m², the campsite is among the largest in the country. At the same time, the destination has significant development potential, says Morten Wind Gram, Head of EDC Erhverv Poul Erik Bechs Camping group, which is handling the sale.

“Klim Strand Camping is on the market for 17.5 million Danish kroner, and buyers get a great deal of campsite for their money. Facilities include an indoor play area, a water park, a wellness centre with spa and sauna, a well-run restaurant and numerous sports facilities such as mini-golf, a padel court, a skate park, a multi-purpose court and a volleyball court. This makes the destination attractive all year round, and guests are drawn to it even outside the peak season, providing a stronger operational foundation than many traditional campsites. There is also a varied selection of cabins, and the site has been approved to expand with more, bringing the capacity up to a total of 750 units.”

Expecting strong interest

EDC Poul Erik Bech is Denmark’s largest estate agency, with 21 commercial centres and 76 residential branches, and is also the estate agent in Denmark with the most campsites for sale. Morten Wind Gram, who works closely with both German and Dutch estate agency chains and who recently sold, amongst other things, Vikær Strand Camping in South Jutland to a German couple, says:

“Klim Strand Camping is situated right by Jammerbugten in a beautiful natural setting amongst the sea, beach and dunes. Its coastal location in the heart of a major tourist area makes the site ideal both for those wishing to buy and run their first campsite, and for chains looking to operate multiple campsites. We are generally seeing growing interest from abroad in Danish campsites, amongst tourists, leaseholders and investors alike. It is also one of the campsites that attracts many foreign tourists every year, and we therefore expect to see interest in the campsite from both Danish and international buyers.”
