Mid-cap properties fly under the radar – but account for a large share of the market

Deals worth billions often grab the headlines, but a large proportion of transactions in the commercial property market are driven by mid-cap properties. Residential rental properties valued at between 10 and 100 million DKK regularly change hands in a stable market with strong investor interest. At EDC Erhverv Poul Erik Bech, the mid-cap segment has been a core area for many years, and with the arrival of Engel & Völkers, the ambition to expand its market-leading position alongside even more major deals is being strengthened.

When the largest property deals are announced, it is often transactions worth several hundred million or billion Danish kroner that grab the headlines. But behind the big headlines lies a market that rarely receives the same attention, even though activity is high: in 2025 it accounted for more than 25 % of the market, and in the first eight months of 2026 it accounted for 29% of the market: Mid-cap properties – investment properties in the DKK 10–100 million price range.

The latest figures from Erhvervsmæglernes Branchedata show that residential property accounted for two-thirds of the total transaction volume in 2026, underlining investors’ continued interest in residential rental properties.

A market with stable demand

At the Capital Markets department of EDC Erhverv Poul Erik Bech Copenhagen, the mid-cap segment has been a particular area of focus for many years. From 2024 to the present, the department has facilitated more than 70 transactions involving residential rental properties in Copenhagen in the price range of DKK 10–100 million. At the same time, the firm is involved in around one in three mid-cap residential rental properties listed in Copenhagen on Ejendomstorvet.dk, in addition to numerous off-market transactions, including major deals valued at more than DKK 100 million.

Michael Thodsen, partner in the Capital Markets department at EDC Erhverv Poul Erik Bech Copenhagen, says: “The mid-cap property market is characterised by strong activity and a broad range of investors. Some are looking for properties with the potential to create value through development or modernisation, whilst others are seeking fully developed properties with stable rental income and a long-term return.”

“Residential rental properties have historically been an attractive investment asset, and this remains the case. Many investors view residential property as a resilient alternative to other forms of investment, whilst there is often the opportunity to create further value through active development of the property. We therefore continue to see a strong and broad range of buyers in the mid-cap segment.”

Although prices appear to have stabilised, Michael Thodsen expects activity to continue: “We expect activity to continue for many years to come. Demand will remain strong in Copenhagen, as people obviously need somewhere to live. This is not a market that stands still. Demand for well-located residential rental properties remains strong, and when the right mid-cap properties come to market, we continue to see strong interest from private investors, property companies and professional asset managers.”

The ambitions do not stop here

Earlier this year, Engel & Völkers Denmark became part of EDC Erhverv Poul Erik Bech. Mikkel Søby, formerly of Engel & Völkers Denmark and now director of EDC Erhverv Poul Erik Bech Copenhagen, is delighted with the strong position in the mid-cap sector, but at the same time emphasises that the ambitions are even greater. He says:

“We bring strong relationships with both Danish and international investors, as well as many years’ experience in capital markets. EDC Erhverv Poul Erik Bech has a very strong presence in Copenhagen, whilst also boasting a nationwide organisation, an extensive buyer database and some of the sector’s strongest specialist functions. This gives us a foundation that is hard to match.”

“We already hold a market-leading position in mid-cap residential rental properties, which we intend to strengthen further, and with us on board, our ambitions are even greater when it comes to securing an even larger share of major deals. By combining our network, experience and international investor relations with EDC’s platform, we can create even more value for both sellers and buyers,” says Mikkel Søby.

He continues: “We’ve received an incredibly positive response, and it’s been a very professional transition. The breadth of expertise within the organisation has made a particular impression, and here in Copenhagen we have a really good mix of highly experienced staff and many talented young professionals. Nationwide, we cover all segments and have specialists in research, valuation, project sales, lettings, PR and marketing, which means we can put together the strongest teams for each individual case. This gives us a significant strength in our advisory services – both in mid-cap properties and in major transactions, where there are many different buyers and a wide range of considerations to take into account.”
