Quantum is continuing its growth strategy in the Danish residential property market. On behalf of a separately managed fund, Quantum Immobilien KVG has acquired the Bernhards Have residential property in Frederiksberg. The property comprises 46 residential units with a total lettable area of approximately 4,550 m² and was built in 2021. The sellers are two private families, who have sold the property for a three-digit million sum.
Martin Berghoff, Managing Director at Quantum, says: “Denmark, and Copenhagen in particular, remains a strategically important market for us. The city’s economic strength, its demographic momentum and the persistently low rate of new residential construction create an attractive investment environment for long-term oriented investors.”
Christian Metellus, partner at EDC Erhverv Poul Erik Bech Copenhagen, says: “We are delighted that the sellers entrusted us with the task of finding the right buyer for Bernhards Have. In Quantum, they have found an experienced, long-term owner who can continue to own and manage the property, whilst Quantum has secured a real flagship property in Frederiksberg,” he says.
He has recently joined from Engel & Völkers Denmark and says: “We have now become part of EDC Poul Erik Bech, and it was in fact EDC Projekt Poul Erik Bech that, back in 2021, arranged the letting of the 46 residential rental properties on behalf of the investors.”
Previously, EDC Projekt Poul Erik Bech, on behalf of Quantum, let just under 200 rental properties in Carlsberg City, namely Vilhelms Hus and Beckmanns Tårn.
Niclas Honoré Milvertz, Country Head Denmark at Quantum, says: “With Bernhards Have, we are adding a high-quality trophy asset in one of the city’s most desirable neighbourhoods to our Copenhagen portfolio. At the same time, this attractive investment marks the first acquisition on the Danish residential market for this account, further diversifying and strengthening the portfolio.”
Bernhards Have is situated in Frederiksberg, which is known for its vibrant atmosphere, high quality of life and numerous green spaces. The property is close to CBS, a well-established residential area and large parks. Copenhagen city centre is just 10 min. away by metro.
The property comprises three interconnected buildings with a shared underground car park. The distinctive brick façade, the spacious balconies, communal roof terraces connected by walkways between the buildings, and rooftop greenhouses lend the ensemble its character.
The transaction has been completed as a as a share deal, and Quantum has been advised by the law firm Bruun & Hjejle, PwC and Emcon. The seller has been advised by EDC Erhverv Poul Erik Bech and Donatzky & Partners.
