From office to residential property: DLR Kredit sells its former headquarters in Copenhagen for over DKK 200 million

In an off-market transaction, EDC Poul Erik Bech, acting on behalf of DLR Kredit, has sold the company’s former headquarters at Nyropsgade 17–21 in Copenhagen, Denmark. The price totaled over DKK 200 million, and the buyer is Kim Dencher Johansen Holding, which plans to convert the office building into more than 100 small residential rental properties.

DLR Kredit had been headquartered at Nyropsgade 17–21 in Copenhagen for 54 years, in a property covering 6,034 m², with a basement of 1,362 m² and 22 parking spaces. They have just moved to a brand-new headquarters, which is why the former headquarters was put up for sale. Steen Pedersen, Deputy Director at DLR Kredit, says:

“We were in a situation where we wanted to provide our staff with a more modern and up-to-date workplace. We had the choice of either carrying out a major refurbishment and upgrade of Nyropsgade 17-21 – which would have involved construction work and noise, either in phases or all at once – moving to a temporary address or relocating permanently. Fortunately, we found a lovely leasehold property in Atrium at Havneholmen 27–29 near Fisketorvet in Copenhagen, which we have just moved into and which our staff are happy with and have welcomed warmly. We now have modern and inspiring premises that support collaboration, knowledge-sharing and cross-functional development. EDC Poul Erik Bech also helped with tenancy advice and with drafting and negotiating the tenancy agreement, which we were very pleased with.”

“But that wasn’t the only reason they were given the task of selling the property. We ran a thorough process on a completely level playing field with three commercial estate agents, and it was EDC Poul Erik Bech who presented the best proposal and approach. It has been a smooth sales process and a great collaboration with Flemming Buhl and Helle Nielsen Ziersen, in which all the criteria for success have been met. We were aiming for the highest possible price in relation to the terms of sales and ended up at the expected level, which was what we had been promised. We also wanted to finalise the sale here in 2026, which we managed to do, so we are very happy and satisfied.”

Properties converted from office to residential use

Kim Dencher Johansen, from the holding company of the same name, has been buying and developing commercial properties with a focus on conversion for more than 35 years: “We have purchased the property because it fits very well with our profile, concept and the work we do. We have many projects where we transform properties from offices into residential units. We’ve only just put pen to paper, so naturally we’re not that far along yet, but we’re well under way with the development and planning work together with our advisers.”

“The plan is quite clearly to convert the site into housing. We haven’t applied for planning permission yet, but we fully expect to be granted it, as the project complies with the guidelines and regulations. Although nothing has been finalised yet, we expect there to be over 100 rental flats, primarily smaller units. It’s a great project and the process has gone very smoothly. I’ve been doing business with EDC for 35 years, and it’s been a great partnership with Flemming Buhl and Helle Nielsen Ziersen; I’ve also completed many transactions with Knud Egehoved, who has also been involved. We’re certainly delighted and satisfied with the purchase of the property.”

Significant investor interest

Helle Nielsen Ziersen, Head of EDC International Poul Erik Bech, says: “The property was offered off-market to a selected group of investors. It’s been a smooth process with significant investor interest. This is due both to the property’s very central location in Copenhagen and the potential for multiple uses, with office, residential and hotel options all on the table. This attracted considerable interest from both Danish and foreign investors. The process resulted in several offers with different terms, which DLR Kredit assessed and selected from.”

Flemming Buhl, Senior Director, EDC Commercial at Poul Erik Bech Capital Markets, says: “We have enjoyed a fantastic and highly effective collaboration with DLR Kredit, where short lines of communication and efficient decision-making processes have helped to ensure a smooth process. We would like to congratulate DLR Kredit on the sale and their new premises, and we look forward to following the property’s transformation under Kim Dencher Johansen’s ownership.”
